You have direct access to your beach, by a sandy path over the dunes! All wood floors throughout, with slate in the kitchen and bathrooms. The main cottage has four bedrooms, 2 bathrooms, kitchen, living and dining area. It has it's own private deck on the ocean, with deck furniture for those lazy afternoons (table, chairs, umbrella and lounge).The guest quarters apartment, has a queen and bunks, plus full kitchen, living/dining area and private deck. The cottage is fully furnished. You need to bring your linens for bed, bath, beach and kitchen and paper goods. The beds have pillows and puffs.(3 queens, 2 sets of bunks, 1 double). During the season, we rent the entire set up as one rental. It is located on four lots, so this allows for privacy from your neighbors. Enjoy the nice southerly exposure with ocean breezes and lots of sunshine. A patio below has grills and there is an outside hot and cold shower for those wonderful summer showers. Steps to boat rentals and food stand. View is forever! SEASIDE DREAMS!!!
Beachfront Vacation for up to 12 guests! . A sandy beach, right at you DOORSTEP! What could be better in the Summer! Also many activities, if you want to venture off for a day. A short ride will bring you to: The Block Island Ferry, the little villages of Watch Hill, Wickford, Narragansett, Wakefield, the seaside port of Newport,or.. Foxwoods, the park, a lake, or our many famous seafood restaurants! Water slide and oceanfront activities are also close. You can walk 3 minutes, to rent a boat to explore the inlets, fish from the bridge or walk down the beach to the breachway and watch the boat activity and sunset. There is a Sunday flea market just up the street. There are many antique stores in the area. A nice deli is just at the beginning of Charlestown beach road, great for breakfast muffins or to pick up a picnic lunch. A wonderful fresh fruit/veg stand is also there. The Charlestown Mini Super has very fresh meat and fish, so you can grill at the cottage.The cottage, beach and view is a little slice of heaven! RELAXATION at its best!

Amazing property. Can’t pick a better location!
We had an amazing week at Seaside. Kids could go to the beach, walk to Johnny Angels, walk to the breachway to fish, walk to the pond to rent kayaks. And the house is super comfortable for large groups. And you can’t beat the view!! I would definitely rent it again. Thanks Lorna!

UNBEATABLE LOCATION
Comparing notes with friends and family who also took beach vacations this summer, I’m glad we chose Seaside. First, for the Rhode Island beaches—easy to get to, low-key, not crowded. And this beach was quite lovely, especially since we were perched on a deck right over it. Nothing more restorative than gazing out at that gigantic horizon and expanse of uninterrupted blue…except for sleeping to the sound of surf. We spent a lot of time on the deck, as it features all the benefits of the beach with none of the ordeal of getting to it or sitting on it! The house was wonderfully situated, and comfortable in a laid-back, beachy way; I especially appreciated the decent mattresses upstairs. The configuration of the house turned out to be the best of its features: we four “older” adults inhabited the main abode (btw for couples, a short hall separates the 2 queen bedrooms upstairs, there is no door or curtain) and my 3 adult children who stay up all night inhabited the apartment (queen, small bunkroom), so we didn’t suffer from each other’s schedules though we used only the main kitchen and ate all our dinners together. The kitchen is well kitted out (although some lids for the pots would be nice) and we made full use of the fresh seafood and produce and pie stand up the street. Our best adventure was a day on Block Island, right across the sound, where we rented bikes and mopeds and toured the entire island. Even though I’m not a beach person, I’d return to this rental. Stunning Labor Day Weekend
We arrived for a long labor day weekend....5 couples. There is no better property for view, location and access to your private beach. The bunk bed rooms were small. There is a large master bedroom upstairs. Each floor has a full bath. The attached apartment has a full stocked kitchen, full bath, a bed bunk room and another with double bed. We had great weather so most of our time was spent on the deck/beach. There is nothing missing from this rental. The property was clean & maintained. We would definitely go back.

Perfect Vacation Getaway
We had an amazing family vacation at this home! You can't beat the location and the private beach area you have at your disposal is quite large. We had a family of 10 with plenty of room. Hope to be back again. Highly recommend!!

Awesome end of summer weekend
What an Awesome house. Location is great, cant get any better then on the beach. There was plenty of room for all in my party. The description was right on point and the Owner's response to my questions was immediate. We rented the entire house for the weekend and it worked out perfect. You can tell how much the owner cares because of the wonderful updated floors are beautifule and the couches are comfortable and best of all listening to the waves crashing while you fall asleep. It's location is convienent to the taste of Mystic and Point Judith. After the first shower you learn not to open you mouth or eyes( you are on the ocean) but other than that it was a wondrful weekend in a beautiful house. Cant wait for next year. Thanks

A true seaside cottage
Desparate to get to the beach, I inquired about this property since I wasn't sure how many people/families from my group would be going and the ad said sleeps 4-12. Well, lucky for us the side for 4 was open! (Who knew we'd be lucky enough to be at the beach?!) Because the owner was so accomodating we were able to pull off a wonderful 3 days right on Charlestown Beach in her little beach cottage. I just read the other reviews and can confirm the location, location, location! Also I just saw the recommendation for the Matunuck Oyster Bar. Luckily we found that on our own and had a great meal in spite of the pouring rain (entrees got soaked upon delivery, but were still good). We saw a terrific "light show" and fortunately recieved our meal prior to the restaurant losing power. We were glad we had power at the house when we returned! Also glad the "master" bedroom had a ceiling fan and more glad we brought a small one from home. I suggest you bring one because if you have to close the windows due to rain, it does get pretty stuffy, otherwise there is a great breeze! Having just gotten a smaller car, we were thrilled beach chairs and umbrellas were found right under the house en route to the beach and when done with them you drop them off right next to the outdoor shower! Yep, the shower is salty, A new experience but not terrible. I guess it could be handy if you have a sore throat. We noticed no smells expect the fabulous salt air. Our last night we "took out" food from the Breachway Grille. Half of it was ready before the rest, and we had to wait so some items didn't travel as well as others, but overall it was very good. I bet if you ate there it would have been even better. For us, we were having such a terrific beach day and early evening we chose to stay on the deck, so a little soggy food, was worth it! If you are willing to sacrifice some space* for location on a terrific beach, rent this cottage. *We were 2 adults and 2 grown kids with another visiting for the day. It's perfect if the weather is good, cozy if it isn't. It's probably ideal for a couple with small children.

Family Fun!
This worked out perfectly for our family! We brought our two children, their spouses and and 3 grandchildren. The deck overlooking the ocean was perfect - you can't find a better view in any restaurant so we really enjoyed eating dinner on the deck (when we weren't at the Matunick Oyster Bar). We rented both sides of the house so we could have privacy. The location is also great as the mini supermarket had everything you need and was close by with no traffic to get there. A lot easier for us coming from CT than going to the Cape. Great waves and the water was warmer too. The outdoor shower was perfect - I don't think anyone used the indoor showers at all! As one reviewer noted, the water is salty, but there was plenty of Poland Springs provided and to be expected if you are this close to the beach. The bedrooms were small, but the open living/kitchen/dining area was roomy enough for all of us. The stairs are steep, so we brought gates to block the toddlers' access. It is an older cottage so doesn't have all the brand new construction amenities but the beautiful location more than made up for that!

Awesome location!
We stayed in the smaller guest house in July and had a wonderful time. This location is awesome, the beach is literally steps from the house. In fact, we loved it so much that we are returning for the last two weeks of August and renting the larger main house. It was just heavenly and I have no reservations recommending this place. NIce place but some issues
Beautiful location right on the beach. Spacious and comfortable. We had 11 in our party and it was very comfortable for the weekend. Nice deck. Close to shops and restaurants...a short drive. Again...beautiful location. Not so wonderful was no fresh water for bathing, cooking etc. Bottled water is provided, but if we had to stay longer than a weekend the salt water bathing would be an issue. The guest house bedrooms were small and the bathroom could use an update. Beds were hard. Also, there was quite a strong smell of sewage from the deck in the evening. (septic issues?). Owner has a lengthly list of cleaning expected to be done on your departure.
