Nice, second floor condo, located right on the beach at the end of Calle 4
This is a great location if you’re a beach lover. The white sandy beach is literally just a few steps from your front door. From the living room windows and balcony you look out over the beautiful beach and turqouise blue Caribbean sea. You can even see the island of Cozumel in the distance on the horizon.
Famous 5th Avenue, a pedestrian street lined with shops, fabulous restaurants and entertainment, is just a few steps in the other direction. It must be mentioned that the outside of the building and the common areas are a little deteriorated. However, the condo itself is nice, cozy and comfortable. It has a fully equipped open kitchen and all the amenities you’ll need to have a perfect vacation. The location simply doesn’t get any better; right on the beach as well as just steps from 5th Avenue. The area is quiet at night with no loud bars or clubs in its vicinity but everything you’ll need is within easy walking distance. And the rates are wonderful too!
One bedroom has a Queen-size bed and the other one has a double bed. Both bedrooms have plenty of closet space. Off the living room you have a balcony to sit outside with a cup of coffee or a cold drink and day-dream a little, while looking out over the beach and beautiful sea.
There are ceiling fans and mini-split AC units in every room. The condo also has WiFi internet, cable TV with both English and Spanish spoken channels, and a safe for your valuables. Linens and beach towels are provided and a weekly cleaning service is also included in the rental fee.

Good value, good location, clean
The condo is comfortably furnished, with a kitchen suited to simple meals (the blender is nice touch!). On the plus side - lots of closet space and lots of hangers, ceiling fans throughout (although the average daytime temp was 28C, we did not use the air conditioner), housekeeping halfway through the week was appreciated, and the folding beach chairs came in handy. The location was good - close to everything on Avenida Quinta, ADO station and collectivos (we didn't rent a car so it was important for us to have easy access to collectivos for our day trips). The condo is located about 100 metres from Avenida Quinta, which is very active, but we only heard noise from people on the street on one night. I agree with the other reviewer that while the condo is 2 bedrooms, it would feel a bit crowded for 4 adults. Since the photos were taken, the beach has eroded considerably and there was a LOT of seaweed piled on the shore. This is an issue in other places in Playa, not just here. The seaweed was being cleaned up but this meant work crews and noise early in the morning. I selected this condo because of the proximity to the beach, but we ended up walking to the beach further south in Playacar. The hot water in the shower took a long time to heat up, but once it did, it was very hot.The stairwell leading to the condo was a bit dingy and dark, but the condo itself was very clean. Noemi was very quick to reply to my emails before and during the trip - very good customer service.

Ideal Location!
This condo might not be for everyone but it was great for us! The building is right on the beach as advertised. We rented this place for 2 reason, its location right on the beach and the very reasonable cost of $80 per night. Cant find anything better if you want to be on the beach without spending a lot. Here are the highlights. Balcony with ocean view is awesome! All the action on the beach and in town. But still really quiet at night. (We slept great) You walk out your door and take a left your in the heart of town, take a right and your at the beach. Lots of beach bars to do beach bar pub crawl. They provide beach chairs which we used every day. Very Important. The hotel next door is a great place for food/drinks/umbrella. Raul

Rating overall compared to several places we’ve stayed
The evening we arrived there was a terrible smell and piles of garbage bags outside the building. Some sort of fishy smelling water on the walk to the beach streaming down the street. Not to be stepped on as my friend did. I contacted the owner immediately and she responded quickly and told me the government is responsible to pick up the garbage. The place appears nice and clean but I dropped my sunglasses behind the bedside dresser and pulled it out to grab them. It was very dirty and someone’s chapstick was amongst the dirt. Then I looked out the back window and touched the blinds they were thick with dust and dirt. The couch had a big black stain on it. I was concerned we would be blamed and don’t want my damage deposit kept so I contacted the owner. It rained very hard and wAter came gushing in through the window frame and the floor somewhere. We used all the provided towels and some of our things were damp. I contacted the owner and she sent someone to replace the towels. She then emailed telling us not to use the air conditioning because it’s expensive. With the smell from the garbage and the inability to dry things in a hot smelly apartment I was not turning it off. The fear of mold alone made me decide to keep the A/C on. It turns out the seaweed that rolls up on the beach making it impossible to swim and sit nearby gets piled up right outside this apartment. At 5 am you can hear the locals cleaning and using big machinery to pile up the seaweed and front end loader beeps very loud every time it backs up to scoop more of the stuff. It was like this the entire week we were here. We did not sleep in once. It’s impossible. Here’s the good stuff : The beds are comfortable enough. I bought an extra foam pad for ours and am leaving it here! The water is on the counter with a hand pump. We bought a big pitcher to fill and leave in the fridge for cold water, we will leave it here also. The shower is OK. Takes about 4 minutes for hot water to come in. The location to access 5th is perfect. The price is right if you’re on a budget. Just document in case they try and keep your deposit. I will follow up if I don’t get mine back. If they can clean the windows and blinds and a do a good clean it would make a difference. Especially since we are military family and like clean ! There’s a back porch that I wouldn’t let my dogs play in and I believe they could tap into a huge potential by cleaning it up
