Casa de Isabela, named after my lovely wife, is a beach front, 2 bedroom, 2.5 baths, 1600 sq. ft. luxury condo completed in April 2006. It has unobstructed ocean view in living room, master bedroom and terrace. The terrace has a perfect view overlooking the pool and beach. It has a private stairway. A large and fabulous pool, shady palapas, a pristine white-sand beach, a swim-to offshore reef for snorkeling - all these are one flight of stairs away, right from your terrace. 'Casa de Isabela' is located in Villas Del Mar II, Puerto Aventuras, a gated upscale resort community with fine dining restaurants, marina, nine-hole golf course, tennis courts, dolphin interactions, and a Corona beer filmed beach. The water is very calm for children. Your vacation is assured to be peaceful, quiet, and luxurious. Yet it�s only a 15-minute drive to Playa del Carmen. So you are away from the crowds but not too far.

Payment Policies
Check in is after 3:00 P.M. and check out is before 11:00 A.M. Late and Sunday arrivals please make arrangements with owner to get the key.
Terms of Payment:
(1) For short term rental under 30 days, we require a 50% deposit and the security deposit within 7 days of booking for confirmation. The remaining balance must be paid a month before your arrival date.
(2) For long term rental of 30 days or more, entire rental amount plus the security deposit must be paid in full to secure the reservation.
(3) We accept personal checks, cashier checks, online payment platforms, and bank wiring.
Cancellation Policy:
(1) For short term rental under 30 days: cancellations must be in writing and are effective from the date we receive and acknowledge your fax or email. The rental deposit and the security deposit, less a cancellation fee equal to $100 USD is refundable until 90 days prior to the arrival date. Cancellations between 30-90 days of arrival are subject to a 30% surcharge of the rental. Cancellations less than 30 days of arrival are subject to a 100% surcharge of the rental. Bookings for Christmas and New Years are subject to 100% surcharge regardless of time of cancellation. In the event of a cancellation we will try to recover your money by rebooking the dates. If we feel it necessary, we will discount the rates in an effort to rebook the dates. Should we be successful at rebooking, then we will refund you the difference between your original booking price and the total of what we have collected, less a cancellation fee equal to $100 USD. 100% of security deposit will be refunded upon any cancellation.
(2) For long term rental of 30 days or more: it is subject to 100% surcharge (“no refund”) regardless of time of cancellation. Only the security deposit will be returned.

Me & wife did enjoy our stay
Hello MeiChiung, Me & wife did enjoy our stay. We have stayed at Villas Del Mar II several times prior to this visit & always have a good time. The room & view was very enjoyable. MeiChiung, here are a few important items you can improve on with little cost. about 1/3 of all the light bulbs were burned out in every room except bath room, I actually replaced one bulb over the dining table being we were having a elegant dine evening with the Alva's. The pull ties along the curtains are rusty and the ties are stained with rust, I understand the climate is humid & has a large factor on items however the clip component is a rusty steel drape type pin hook & not proper for the application. Maybe a stainless steel type component & a 'tassel' would look nice, your choice. The dish washer seems to work ok but closing the door is altogether another story, it was a task and troublesome to close. The CD player and speakers worked but I had to physically pull the automated door upwards to insert a CD album and the play and pause buttons do not function correctly but at random. It takes a bit of time & patients to work but once playing sounded good. The TV remote is falling apart and needs to be held carefully. The hair dryer in the master bath is shot, since Im handy I swapped out with front Bath r. It will need replacement. The cleanliness & house keeping service was excellent, hands down. I did realize after leaving Saturday morning in a rush I had left a CD in the player. It was a CD I purchased at Cafe Olay by Alfonzo. He had signed for me & wife with a personal note inside. I sent a message to family member Danny Alva if he could ask new tenant regarding CD, they invited him in & they searched to no avail. I would assume housekeeping would be likely who removed. However we had no problems with items while there. Just wish my CD could have been returned but Danny is trying to obtain another one for me. I know this may be a bit of a list but all are relatively small improvements with long lasting impressions & results for future rentals. MeiChiung, dont take any comments in a condescending towards your unit. Keep in mind, me and wife are very particular and take very good care of our space no matter where we go. I would like to think were exactly the kind of tenants u desire. But our stay at your condo was a very enjoyable stay. A absolutely beautiful place MeiChiung. PS. I'm interested in maybe 2 weeks around same time next year. Any room to negotiate?

Beautiful property! I didn't think I would like having stairs directly from our back porch to the grassy area next to the pool and beach, but it was fantastic to have. The quick & easy access gave us no excuse to spend all of our time outside. We were surprised how quiet it was during the Thanksgiving holiday week. Very relaxing...thank you!

We loved Puerto Aventuras, and the location of Chi's condo was terrific. Less than a 10 min walk to the restaurants and shops, yet the area around the condo was nice and quiet. And so safe! Quick drive across the highway to the Chedraui for groceries. The beach right at the condo was kept very clean, and it was only a five minute walk to some really fantastic snorkeling at the other end of the little bay. We saw a turtle, lots of beautiful fish and even a spotted eagle ray. There was a cute little Mayan ruin that we kayaked and ran to, and the beach and pool were always uncrowded. We loved the view from the condo, and the stairs just off the balcony leading right to the pool were great, especially for our kids. Having AC in the bedrooms at night was wonderful, as well as maid service every other day. We would definitely stay here again!

The kids enjoyed the pool the most
My wife and 5 kids really enjoyed our stay. The kids enjoyed the pool the most. There was even a zero depth area for our youngest to play in. There was a fantastic view every morning and the property is well maintained by the workers. We had no issues at all. Even the WiFi handled all my kids playing on their devices at once. I would recommend having a vehicle to get around the property since it a 3-4 block distance from the restaurants and shops area. Having a vehicle also allows you to go to one of the many attractions nearby (or far away) without having to pay for an excursion. It’s really not difficult to do on your own. Most attractions- and there are many—are off the main highway 307. The Mayan ruins of Tulum and Coba are easy to get to also. If you don’t have a vehicle I think you can rent a golf cart if you don’t want to walk as much. In the condo there was plenty of space and amenities to keep you comfortable.

Perfect apartment for family of 4. Clean, large and a well equipped kitchen. I recommend that you have a car when you stay. Grounds are well kept and pool is large.
