High season rates start at 3960/wk for 2-4 persons using 2 bedrooms--STAYS OF LESS THAN A WEEK WILL INCUR A CLEANING FEE which is dependent on the occupancy. While we generally have a 7 day minimum in the high season (dec 15-Apr 15) we will consider shorter stays under certain circumstances

Enjoy sweeping views over the Caribbean east to Norman Island and beyond at ‘Alice by the Sea’, a modern, well appointed four bedroom/four bath pool villa overlooking Friis Bay in the Coral Bay area of St John. Just a few minutes drive to either the town of Coral Bay (shopping/dining) or several beautiful national park beaches and trails and 15 minutes from St John’s world renown North Shore beaches, Alice by the Sea’s location provides convenient access to all of what makes St John special.
The paved driveway leads to custom tiled threshold. The front door opens to the Great Room which includes a dining area with seating for 8, a comfortable living room and a separate media area (dish tv/roku/bose sound dock) as well as a brand new gourmet kitchen with custom Cuban encaustic tile floor, granite counters, island seating area, wine fridge, stainless steel appliances, Wolf gas cooktop and Wolf steam convection oven (perfect for preparing fresh fish!). The well appointed ‘cooks kitchen’ will ensure that you have the right tool for the job should you decide to ‘eat in’ rather than enjoy some of the wonderful island restaurants. Feel like dining ‘al fresco’? The outdoor kitchen located on the pool deck has everything you need for a perfect meal—large BeefEater BBQ, side burner, sink, fridge and icemaker—plus an out door dining and lounge area for entertaining. Outside of the great room is a large deck overlooking the pool and the ocean with comfortable seating – a great place for a cocktail or morning coffee. The usually steady ocean breezes mean mosquitos are rarely a problem here. If you are lucky enough to be here on a Sunday ‘in season’ take a short stroll down to Miss Lucy’s for their famous jazz brunch or if you are here during a full moon, their full moon party—or simply stay on the deck and listen to the music from there!
All four equal size bedrooms have AC, en-suite baths, private decks with seating areas and large closets with ample shelving and hanging space for your belongings. Two upper bedrooms are accessed via closed breezeways from either side of the great room. making it a perfect spot for parents with younger children. The two lower, pool level rooms are accessed via outdoor stairways from each breezeway. Bedrooms are arranged with a queen suite both upstairs and down and two XL twin (convertible to king) suites (one up and one down) – the bedroom set up insures privacy for all. Each room has a unique feel.
Broadband WiFi and a landline ensure you can stay connected if you need to. Games for all ages are available– including St John’s own version of monopoly (St Johnopoly!) for evenings or should rain be in the forecast. Access to the pool is gated for family safety.
The north side ‘edible garden’ contains macadamia nut, avocado, red papaya, pineapple, starfruit, cherry, and citrus trees—bananas and soursop are also on the property –lovely flowering plants and palms line the drive.
Enjoy your days with hiking and snorkeling the many national park trails and reefs, boating or exploring some of the many colonial ruins, take in a morning yoga class at nearby Concordia Eco-resort (or arrange for a class at ‘home’ ) or, simply lie by the pool! No matter what your choice, Alice by the Sea will relax and rejuvenate!

Rental Notes
Christmas and New Years weeks are $6000 flat rate. Thanksgiving week rents at high season rates. Alice By the Sea typically has a seven-night minimum stay; however shorter stays will be considered. Renters must be 25 years of age or older. Rates are based on the number of rooms occupied and are subject to change. Rate will be confirmed upon booking. We happily welcome children, however parents should note that Alice by the Sea is not child-proofed. rates do not include a 12.5% VI hotel tax or a $500 refundable damage deposit
Visa and Mastercard are accepted; however a 3% surcharge will apply.

Perfect Villa
We had a wonderful week spent at Alice by the Sea. The house is decorated wonderfully and was very well kept and very clean! The view from the balcony was perfect and we spent as much time as we could there. We had two families (3 kids) who all fell in love with the house! It was obvious the owner went through great expense to make sure we had all the necessary amenities including beach bags, beach chairs, umbrellas, towels, etc. We loved exploring all of St. John and the wonderful beaches and snorkeling the island has to offer. We hope to return and booking Alice by the Sea will be a must!!

Best rental we've ever stayed at!
We are avid HomeAway users and this is by far the best rental we've stayed at. Thank you to Lori and her team for making our vacation spectacular. Heading to St. John was a big trip for our family, and we were beyond thrilled when we arrived at Alice by the Sea. Every room is beautiful and outfitted with everything you need. The kitchen was well stocked (even Tupperware for leftovers and packing lunch for the beach!). We appreciated the beach bags, pool floats, beach chairs and coolers. They have thought of it all. The home is off the beaten path, just the way we like it. It takes 30 mins to get from Cruz Bay and only 10 mins from Coral Bay. We learned grocery shopping is cheaper in Cruz Bay. But thoroughly enjoyed all the restaurants near the house. The beaches in St. John are STUNNING. However, if you are looking to walk to the beach... this house or St. John is probably not for you. There is no air conditioning in the main living area, only in the bedrooms. Which was fine for us but it was a little warm during the month of August and may be a problem for others. We loved the garden on the side of the house and will always remember picking pineapples and eating them with breakfast. This is truly an amazing house where awesome memories are made. We highly recommend it.

Delightful home
My 3 young adult children and I just spent an amazing 5 days at Alice, Only 2 downsides to our journey... firstly that is wasn't long enough and secondly that we had to leave to go back to a cold, snowy/rainy North East. The house is stunning, spacious, homely yet sophisticated and in truly wonderful condition with everything you need. The kitchen is so well equipped, the beds incredibly comfortable, the entire great room area is just lovely. The pool and deck are perfect. Having rented many homes through AirBNB, VRBO and privately, Alice is absolutely one of the most delightful that we have ever stayed in. This is a home, loved, cared for and perfectly appointed. Lori is gracious, helpful, unassuming and totally charming. Her recommendations are spot on. Thank you Lori...it was a pleasure and privilege to stay in your home.

Incredible Home
We had a wonderful time at Alice by the Sea. It is a spectacular house and was very welcoming with breathtaking views of Coral Bay. The sunrise from the deck was a perfect way to start the day. The owner is very responsive and property manager was very friendly and helpful. The house had everything you could need and we could have been perfectly content staying at the house the whole time. For those who know St John, that is saying a lot! We would highly recommend this property and plan on coming back.

Always Sweet Alice
This was our third stay at Alice by the Sea. Why do we continue to return? For me, it’s the attention to detail and responsiveness by owner Lori, and the availability of manager Gwen when an issue pops up. The house is clean and well-equipped with comfortable furnishings, and has great breezes and views. The airconditioning in the bedrooms is handy at night and worked well. We missed 2018 due to the 2017 hurricanes and it was wonderful to be back. The beaches are as beautiful as ever, and I was relieved that the snorkeling was very good. We still found sea fans, corals (although less) and lots of fish. And the turtles at Maho seemed huge this trip. A couple of restaurants have closed but our favorites are still there. There are even new restaurants and shops to check out.. We’re already planning our return trip to St. John in 2020.

We had an amazing time at ABTS! We were a double family with a 9 and 11 year old. Plenty of space for all and amazing views. There was nothing we wanted for- everything is already available for your stay. Gwen and Lori were great to deal with. Been to STJ many times but this house was the best so far! You can’t go wrong! Side note: Driveway is steep. Not a problem if you have a true 4-wheel drive. We had an Explorer and it was a bit large and cumbersome for the driveway. The “4-wheel on demand” wasn’t great.
