1. Travel Insurance: We highly recommend Trip Interruption Insurance for any unexpected issues like family emergencies or rare severe weather. We cannot be held responsible for refunds of any kind due to these or other like occurrences. We will help you with a recommendation.

2. Rental Agreement: You will need to sign our standard Rental Agreement and Liability Waiver electronically via DocuSign for your endorsement which will supersede all other agreements.

3. Satisfaction: We like to speak to our guests in-person on the phone before we book the villa--but that is often not possible due to HomeAway's new ruling about blocking contact information until booking. So please ask detailed questions in your inquiry.

4. Rentals falling on or around Thanksgiving, Christmas and New Years may higher and not reflected in your HomeAway automated online quotation.

5. Minimum stays: Our guests usually rent 7+ nights. Yet, 10-14 nights are the most relaxing--prorated per/night rental rates apply. Shorter stays of 5-6 nights are also available but carry a moderate short stay surcharge of $250.

6. We ask our guests to keep the noise level low after 8 PM as we are in a quiet, rural residential community where sounds carry on the wind. The natural night sounds are magical.

Mooncottage never disappoints!!!!

This is our second stay at Mooncottage. Brian is an amazing host and the entire experience is incredible. A perfect place to stay!

Tranquility, nature, breathtaking views...

My wife and I spent our 7-night honeymoon at the Teahouse Treehouse, and it was, hands down, one of the very best weeks of our lives. The Treehouse itself its absolutely gorgeous. The wooden house, with its traditional Japanese-style architecture, blends perfectly into the surrounding jungle, where nature abounds at every turn. We saw lizards, humming birds, gigantic caterpillars, tree frogs and butterflys. On arrival, it truly felt like were stepping off the grid. Tucked away into the hills of Callabash Boom, the privacy is exactly what we were looking for. We had done the traditional all-inclusive resort vacation many times, which has it's own benefits, but the Teahouse Treehouse was perfect for an intimate, relaxing escape to paradise. There is an outdoor kitchenette, fully stocked with dishes. It includes a built in fridge/freezer, and an electric stove top for making romantic dinners for two. Preparing meals, and enjoying them on the balcony over looking Coral Bay is quite an experience. The views look incredible in the pictures, but believe me when I say, they don't do it justice. We loved waking up to the ocean breeze and looking out at turquoise ocean, where lush green islands of the British Virgin Islands sit in the distance. The property manager, Bob, was off island when we made our visit, but Brian, the General Manager, was there to help us w/ any issues we might have had, or to answer any and all questions. He met us on the road on our way from Cruz Bay, helped us settle in, and was really just super accommodating in every way. Also worth noting -- the property now includes a hot tub, which was great for winding down with a nice cold drink in hand in the evenings. In summary, I couldn't recommend the Teahouse Treehouse enough. It's an absolute gem of a villa, and we definitely plan on returning at some point in the near future.

Wow! What a place!

Amazing, truly amazing cottage on St. John. To think I almost stayed at a Condo. Estate Calabash Boom is cozy and unique Japanese inspired gem. Immaculate inside and out, incredible view, better cookware than I have at home :) Lovely bath/shower/laundry downstairs (outside & down a set of stairs to the bathroom and gorgeous hot tub but that was never an issue). Getting up the road is about 8 minutes of pretty rough driving - (make sure to rent that 4wd jeep) - but there are few reasons to leave the property once there. In the trees with nature

The Teahouse Treehouse was great. Very quiet and peaceful. Beautiful view. Unique construction. It has everything you need including Bob the caretaker/manager. Bob checks in every couple days by text to make your stay is exactly what you wanted it to be. The internet service never failed. Try it you will like it. Perry

Unique & Beautiful!

We had such a lovely time at the Treehouse. We rented our jeep on St Thomas with Discount Rentals. The journey to the Treehouse was eventful & exciting driving on the "wrong" side of the road. When we finally arrived, we were a little surprised to learn there was no AC! But Bob told us what to do to get some nice breezes at night. Super accustomed to cold air, we didn't sleep very well, but who needs sleep in paradise? We bought groceries & cooked breakfast each morning. (Be sure not to leave any food - i.e. a gorgeous pineapple - on the counter in your outdoor kitchen! The birds will find it before you awake in the morning!) The views were outstanding & all of the details of the Treehouse made it magical. It's very immersed in nature which made for even more adventure. & its equipped with everything you need. Just bring lots of bug spray. *our favorites: snorkeling at Water Lemon, sunset sandwiches at Maho, driving out to the East end, beaches at Trunk, food at Asolare, Extra Virgin, & Miss Lucy's. Also, the Bad Kitty Boat tour of Virgin Gorda & Jose Van Dyke was well worth the money.

An escape to paradise and adventure

The Teahouse Treehouse is everything the pictures show and more. There is nothing I would have changed and everything only exceeded expectations. It was great getting to know our neighbors during the week as well: There was Suzy, who had to be the queen of the hermit crabs since she was the size of a softball and we found her milling about outside both upstairs and down; there was Tom and Jerry, two very curious birds who said hello every morning,; the air squadron as we called them, the half dozen or so hummingbirds that buzzed past us every day; the all Coral Bay Choir, aka the tree frogs that sung us to sleep and woke with us every morning and lastly the multiple species of lizards we would see on our way to the hot tub. That all said, if nature is not your thing, you may want to look elsewhere. Bob who manages the property could not have been more helpful. He came to our rescue the first day when we experienced a flat tire and was available for advice, recommendations and guidance when ever we reached out to him. Whether you are familiar or new to the island Bob is great to have as a resource. What I learned staying in the Treehouse. I have never had so little space, (though more than adequate), I have never had so little stuff (again, more than adequate) and staying in the treehouse with the love of my life I never felt like I had more.

Amazing Place!

We could not have picked a better place for our honeymoon. The views are breathtaking. The cottage is quiet and private, with coral bay being just at the bottom of the hill. It's a small space, but very efficiently designed to have everything you need to be comfortable. On top of that Brian gave us some excellent suggestions on how to spend our time on the island. Can't wait to go back!
