The space
First things first, you are renting someones private home, this is not a hotel. We take pride in our home and look forward to our quests having an enjoyable stay making memories to last a life time. The house must be left the way it was when you arrived. We want are quests to have as much fun and relaxation as possible but if you plan on staying at our house and leaving the place a total mess upon departure this is not the right home for you. We are looking for clean, responsible, family oriented/ professional guests that respect other peoples property and belongings to stay at our house. If that sounds like you then you are more than welcome to book. So if you are looking for a well maintained, clean home with all the amenities you need set on a large lot with plenty of parking, tons of privacy, and just steps to the waters edge look no further because Destination Relaxation is waiting for you. Now that we got that out of the way, more about my property:
The home comfortably sleeps up to 8 guests and is fully equipped with all your everyday needs including a washer and dryer in the basement, a new 5- burner S/S gas range, refrigerator, microwave, toaster over, dishwasher, both a Kurig K-cup and fresh brew coffee makers in the kitchen, a 35 deck with a stainless steel grill and patio furniture, a 6-7 person outdoor hot tub, a 50 smart TV with wi-fi and electric fireplace in the living room, and a large out door fire pit with 6 Adirondack chair (along with many other amenities). We are always updating our home so every year there is always something new. The home has cable TV and Wi-Fi, including a 50 inch smart TV in which you can access Netflix or Hulu and an electric fireplace in the living room. What I like the most is that the house is it is set on a 1-acre wooded lot with lots of privacy yet just steps to our shared private beech located directly in front of the home.
Enjoy the scenery and nature while relaxing in the large 10' x 24' attached screen room which has an additional couch, a ceiling fan, cooler, a lounger with ottoman, and another table and chairs. The screen room is fully secure. There is a solid exterior door leading into it from outside which then leads to the kitchen through another solid exterior door. There is also a slider that leads out to the 35' deck from the screen room with a brand new (Aug. 2018) stainless steel grill and outdoor patio table and chairs.
End a beautiful day sitting around the fire pit, relaxing on the deck or in the screen room, or soaking in our new in 2017 6-7 person hot tub (WHICH IS RUN ALL YEAR ROUND) with perimeter lighting that changes colors and built in speakers with blue tooth capabilities while watching the sunset over looking Newfound Lake and the surrounding mountains.
All linens and bath towels are provided but you will need to bring your own beach and hot tub towels.
Sleeping arrangements include a queen size pillow top bed in the master bedroom along with cable TV. The second bedroom also has a queen size pillow top bed with a flat screen Tv with Roku installed. The third bedroom has two comfy twin beds. Each bedroom, along with the living/dining room and screen room, all have ceiling fans. It gets pretty cool at night and seems like there is always a nice gentle cool breeze blowing off the lake along with the fact that the lot being surrounded by tall pine trees (which keeps the house protected from the hot sun) there really is no need for central A/C (although we do plan on installing it sometime in the near future). There is a also a queen size sleep sofa in the living room. Sheets are not provided for the sleep sofa.
At the beach you will find 2 tiers of sandy lounging areas with a very gradual walk into the water from the lower level into beautiful Newfound Lake. Newfound Lake is the 3rd largest lake and a hidden gem in the state of New Hampshire. The crystal clear water is spring and mountain fed from the White and surrounding Mountains and is also considered to be one of the cleanest lakes in the country if not the world. Our association takes very good care of the beach and brings in fresh sand every season which is raked and maintained on a regular basis. There is also a dock for loading and unloading boats only, as well as a floating swimming platform to sun bath on or for a nice jump off into the water from. There is also a large storage trunk full of beach toys for the little ones to use to keep them busy while the adults relax and enjoy a day in the sun cold beverage in hand (no glass bottles allowed though). digs are around to hang at the beach and swim before 8am and after 8pm but are not allowed on the sand between those hours. They are however allowed in the grassy area where the picnic tables are at any time.
The wrap around driveway offers plenty of offstreet parking for up to 6-8 vehicles. So bring your boat and trailer. For renters bringing a boat, there are 2 local boat launches within approximately 3-4 miles from our home. One at the south end of the lake at the local marina and another a little further drive but closer to our beach by boat at Wellington State Park where it is free to park and launch. There is a day dock at our beach for loading and unloading purposes only. No boat shall be left unattended for any amount of time at our dock.
When lunch time calls, there is a large picnic area with an additional grill for the association and guests to use at any time or simply walk back across the street onto our property and have lunch at the house. Because of the close proximity our home is to the beach you can just leave your stuff where it lays at the beach and it will be there when you return.
Golfing: There a dozen or so 18- hole golf courses within a 20-40 minute drive from the property. A list of courses include: Ragged Mountain Golf Course in Danbury, White Mountain Country Club in Ashland, Owl's Nest Golf Course in Thorton, and Jack O'Lantern Resort and Golf Course in Woodstock; just to name a few.
Skiing: Skiing in the White Mountains is some of the best in the Northeast. Some of the nearby places to ski and snowboard include: Tenney Mountain (10 mins.), Ragged Mtn. (20 mins.), Waterville Valley (35 mins.), Cannon Mountain (40 mins.), and Loon Mountain (40 mins.). Please call me for immediate response regarding availability and pricing.
Snowmobiling: access local snowmobile trails directly from our home via Newfound Lake or from our local neighborhood trails. From there you can get to the primary corridor trails that take you through all of New Hampshire, over to Maine or Vermont, and even all the way to Canada.

There is a three night minimum stay required on all holiday weekends such as Labor Day weekend, Memorial Day weekend, Columbus Day Weekend, New Years Eve, Thanksgiving, Martin Luther King Day, Laconia Bike Week, etc.
The only fee that I charge is for my cleaning fee. A pet fee will also generate an additional fee if applicable.

Guest access
Guests have full access to the entire home along with ample parking. Guests also have access to our shared private beach which is directly in front of our home. They will have access to the hot tub, Wi-Fi and the washer and dryer.
Other things to note
Because my property is listed on other websites like Craigslist and Airbnb you may want to check with me as far as availability before booking to make sure the dates you are interested in are available. 9 times out of 10 if my calendar shows the property is available then it is available. I try to keep my calendar up-to-date but sometimes a reservation may be in the process of booking through one of the other websites I am listed on.
Bath towels are provided but all guests must bring their own beach and hot tub towels. Bath towels are not to be used at the beach or for the hot tub.***
The owner supplies one roll of paper towels, a roll of toilet paper as well as a new sponge, hand soap, dish washer soap, cleaning products, and a handful of trashbags. Renters may have to buy or bring their own additional items beyond what the owner leaves for them.***
The owner must be notified of any additional guests staying overnight.
This is a family neighborhood and our second home, loud parties will not be tolerated.
No fireworks are to be set off on the property or at the beach.
Summer rates are $1500/week and run from Saturday to Saturday.
The cleaning fee does NOT include washing of any dishes, pots and pans, utensils, or any grilling equipment. Everything must be washed either in the dishwasher or by hand and placed back in the proper cabinets prior to departure.
Please turn off all lights, TVs, fireplace, fans, coffee makers, and any other electronic devices before leaving.
Place all used towels in the tub, strip all used beds down to mattress cover and place used sheets in pile on floor in each bedroom (pillows with shams are decorative pillows only and are not meant for sleeping on). Each bed has two pillows for sleeping and one extra in the closet, if you need four or five pillows to sleep at night you may need or want to bring some from home. Also, lock front door only unless notified otherwise.***
When using the hot tub, guests must wash off using the supplied hose next to the hot tub before entering. If the hot tub needs to be completely drained, cleaned, disinfected, and refilled due to renter neglect or miss-use there will be a $100 cleaning fee required to perform said procedure on hot tub (regular maintenance does not apply). The water will be clean upon arrival and should remain that way upon departure. There is no reason why a hot tub should be completely drained, cleaned, and refilled after a two or three night or even a week stay. Please use it as if it was your own and with respect to the owners. Hot tubs require a lot of time, and money to operate. If you are unsure on how to operate a hot tub just ask and I will gladly answer any questions you may have. I am here to help ensure that you and your guests have a relaxing and enjoyable stay.

I try to be at the home at check in in order to go over everything that needs to be known about the house and to answer any questions you may have about the home or the area. I am available 24/7 by phone or text in the case of an emergency or questions regarding the property. My family also owns another property close by that I usually stay at most weekends and during the summer in case something needs to be fixed or if there is an emergency.

Joe was a great host. The house was perfect for our family. Secluded yet walk down the driveway and there's the lake. We've been going to Newfound ever since I was 3, and we've never been to this side of the lake. The sunsets are beautiful.
