For extended entertaianment, the living room and every bedroom is equipped with its own Satellite TV.

Heather's Hacienda offers 2 "Portalls" the traditional New Mexico outdoor large covered patio which extends the living space to New Mexico's inviting year round climate. The East facing portal, for morning coffee, also sports a gas grill for "anytime bar-b-que". The West facing portal sports a second gas grill and offers awe inspiring sunsets with "not to be missed panoramic 4th of July fireworks" right on your very own front patio or hot tub.

Also, rare and unique to Taos, Heather's Hacienda comes equipped with an efficient and central evaporative cooling system that functions in dry desert climates only. Those who have never experienced "swamp cooling" as a form of air-conditioning are in for a real treat.

Rental Notes
RESERVATIONS: Are confirmed & property is taken off market when contract is completely filled in and received by Premiere. For reservations made more than 30 days from arrival, 50% deposit is due at time of booking. Balance is due 30 days before arrival (60 days Xmas/NY’s, Spring Break and reservations of 14 or more nights). Reservations made within 30 days of arrival will be charged to a Visa, Mastercard or Discover.

CHECK IN: Check-in is anytime after 4 pm. Check-out is no later than 10:00 am so housekeeping can be ready for next party arrival at 4:00 pm.

CANCELLATION POLICY: More than 30 days before arrival (60 days Xmas/NY's, Spring Break, and reservations of 14 or more nights) cancellation fee is 21% of total reservation. Less than 30 days before arrival, (60 days Xmas/NY's, Spring Break, and reservations of 14 or more nights) forfeiture of 100% of full reservation unless property is rebooked for entire stay at same rate. If booked for less, refund portion will be prorated (less the 21% cancellation fee). There are no refunds for late arrival or early departure.
Travel Insurance coverage provided by Travel Guard is optional. Please call Travel Guard for more information.

CUSTOMER SERVICE: Each property has a private caretaker to assist guests with maintenance issues, lost keys, directions, etc. Guest is to contact caretaker for such issues. If there is an urgent matter and caretaker does not respond with 30 minutes guest should then call Premiere at.

DEPARTURE: Property is to be left in good order by following the printed guidelines in each home. Should the guidelines be missing common sense should rule. Should property be left in poor order please read 'SECURITY DEPOSIT' below.
GUEST POLICY: Should there be more overnight guests (including children) other than number disclosed in contract (other than prior approved visits) the party will be required to immediately vacate the premises without refund and full security deposit will be forfeited. If a large party gathers without prior disclosure to 'Premiere' the full security deposit shall be forfeited and party will immediately terminate.

SECURITY DEPOSIT PER DWELLING: Debit Cards will be pre-authorized for $525. Should damages or extra cleaning occur, my credit card will be charged $500.00 dollars plus a $25.00 dollar non-refundable service charge. Premiere Properties will send $500 to the homeowner along with my name, address, email and phone number. Prorated refund will be returned directly by Homeowner. Evidence of unauthorized pets or smoking in the house will result in forfeiture of full security deposit. (see direction sheet for partial explanation of possible damages) Premiere Properties will be held harmless and will not be involved in damage negotiations.

WAIVER OF LIABILITY: This property is privately owned & cared for. Premiere Properties is acting as Reservation Service only for the use of the subject property. For homes with hot tubs, I understand the risks of hot tub/Jacuzzi use, and recognize that for some people adverse reactions can occur, including but not limited to skin rash. Neither Premiere Properties, nor the Owner or their Agents will be held liable or responsible for personal injury, accidents, loss of life, valuables or personal property due to fire, theft, neglect, or any catastrophe or natural disaster which might occur at the above named property during the above stated time period. If this property becomes unavailable, due to unforeseen circumstances, I understand Premiere Properties will do all possible to move my party to an equal or upgraded option.
PAYMENT: All funds due within 30 days of arrival (60 days Christmas, New Year, Spring Break and reservations of 14 or more days). 50% deposit of total reservation due by check within 7 days of booking.

Wonderful place

WOW! I am ready to move to Taos and live in this house! Wonderful place, spectacular views. It was sooooooo much better than staying in a hotel. We would come back "home" from our outings and could relax in spa or sit on porch, have a drink, grill, and gaze at the remarkable view. Owners/Managers of property very friendly and professional. Clean, spacious, fully stocked with anything you would need. Need I say more?

House is gorgeous

Wow! My only complaint is that the time went by too fast. House is gorgeous - the photos don't do it justice. We made Thanksgiving dinner and really enjoyed the roomy, well stocked kitchen. There are tons of pots, pans, and bowls that we put to good use. Both bedrooms have king beds and private bathrooms, and there is a wonderful hot tub and wood burning fireplace (wood is supplied). I don't want to gush too much, because we'll be back and I want to be able to get in again! Just a couple of miles from town, but in a quiet, friendly neighborhood with lots of places to hike and run. Highly recommended.

The house was perfect

Thank you so much for your consideration in making "Heather's Hacienda" available on such short notice, and in applying our previous deposit to this week's rental. We have had an absolutely wonderful week here in Taos, and the house was perfect. We loved the art ( we were inspired to go to Thom Wheeler's studio today and bought a small piece of his "wall jewelry") and the views, and the house was stocked with everything we needed. We spent most of our time going on long bike rides, so the hot tub was great after a day on the road. We have good friends who live just around the corner on Monterey Road, so it was fun to be able to walk between the houses. Hopefully we will return in the future, and will be able to rent through your agency again. Thanks again for everything.

Most fantastic house

Most fantastic house. My wife and I and another couple rented the Heather's Hacienda and it was truly a remarkable home! Better buy than a chain hotel that we have stay at before! The property manager (Gary) and the caretaker (Julianne and crew) were so kind and willing to help if anything was needed. Too bad you can't rate this higher than a 5* !
