This three bedroom condominium in a historic waterfront carriage house with spectacular panoramic views is minutes by foot, car or boat from downtown Newport with its restaurants, galleries and shops. It is a beautifully furnished first floor private unit on the grounds of Beechbound, a magnificent turn-of-the century Newport mansion designed by distinguished architectural firm Peabody-Stearns. It looks upon a rolling lawn and landscape, created by Frederick Law Olmstead, the designer of New York's Central Park. The house was last updated in 2019 with total renovation of all bathrooms, kitchen and living spaces. Complete kitchen renovation. The unit measures over 2300 square feet with a fireplace, 12' ceilings and 19th century crafted moldings throughout. A very large living, dining and kitchen area is highlighted by the panoramic ocean view. The master bedroom and great room directly face Newport Harbor and Fort Adams (site of the famous Newport jazz and folk festivals) with sliding doors leading directly to a large deck, perfect for relaxing.
With three large bedrooms and three bathrooms this home comfortably sleeps 8 and features a master suite with dressing area with vanity, large closets and a double shower bath. Central air cools the unit on the few occasions when the ocean breeze is not strong enough. A walk down the sprawling lawn leads to Beechbound's private beach, boathouse, large deep water pier and floating docks. Photos included only hint to beauty of this magical retreat.

Spectacular!
We loved everything about this place! Perfect location--quiet and peaceful but also close to all the action. We loved watching the boats in the harbor from our bed in the morning. The sunsets were breathtaking and I would highly recommend the 40 minute walking loop suggested by the owners that we took every morning. It was hard to say goodbye.

Live Like the Kennedy's
You have to love the views of Newport Harbor from the deck and master BR. Staying in this turn of the century carriage house was a step back in time. The house has great character and is nicely updated and appointed. We thougoughly enjoy our stay. It was very comfortable for the 8 people we had in our party including dogs and kids. I could not get over the beauty of the expansive rolling lawn and sunset views. Location was better ideal for us - convenient to Newport harbor (bike, drive, boat launch or Uber) - our preference for getting to town was using the launch service at the waterfront dock - it was 10 minutes to town. This also provided the best way to appreciate all Newport has to offer in exclusive style. No traffic to deal with and we could enjoy the harbor scene going to and from town (late into the eventing) - nothing better! Very relaxing.

Amazing waterfront harbor view and perfect location. Nice house
We were 5 minutes from everything and a 5 minute boat ride into Bowen's wharf (pick up right at the dock in the front yard). The photos of the place actually don't do it justice. This is a carriage house to a mansion that is between the New York Yacht Club and Fort Adams. The house itself has been updated and it looks like most everything is newer. Kitchen was fully appointed and it was much appreciated that there were staples like spices, sauces, foil and all the other stuff we hate to buy for a one week stay. Good wifi/cable /TV set up. Really a unique place

Beautiful place to getaway!
Enjoyed everything about the carriage house in Newport. The breathtaking view while sitting out on the deck was the highlight of this location. The property is well maintained and everything we needed was there. We enjoyed the city of Newport, but this HomeAway was the perfect place to stay.

Spectacular place!
Our stay last summer was perfect. This is a true gem! Incredible setting, gorgeous oceanfront view from kitchen, family room, master bedroom and large deck. Our kids loved going down to the waterfront to swim and watch the boats. The lawn is expansive and beautifully manicured. The house is very comfortable and spacious.
