We are overlooking the Grand Marina and across from the Tom Lehman designed scenic golf course.
This UNIQUE COMMUNITY just south of Playa del Carmen has so much to no place else you've ever stayed! And it's ALL about LOCATION and relaxation! 5 min. from our door there are beautiful white sandy beaches (complete with swim-up jacuzzi beach bar, palapas, and full beach service). A natural reef protects the shoreline for safe swimming. Just steps away from our villa, be entertained by the cavorting DOLPHINS or SEA LIONS and watch the feeding of the endangered MANATEES and other unusual animals. (Are you interested in swimming with the dolphins? Here's your chance.) You may also enjoy cocktails/dining at one of the many excellent bistros or restaurants, or peruse the quaint village shops... snorkel right off the beach... go deep-sea fishing... walking, or read a book poolside. There are several grocery stores right here. You won't even need a car... unless you want one! EVERYTHING is within a 5-10 minute walk. We also enjoy daily walks around the town, nature sites (complete with an actual Mayan Ruin and several natural cenotes), and seeing the boats in the harbors. You can even buy fresh fish for dinner from the many fishing charters nearby... and cook it on the grill or in the oven. There is so much to do right here! Plus the town of Playa del Carmen is just a taxi ride away if you want to experience the noisier more boistrous atmosphere for an evening.
The 1 bedroom has a King-sized bed and entertainment center. The living room has a Queen-sized sofa bed. This villa is beautifully furnished... granite and marble tile are used throughout. Fully equipped kitchen. Daily maid service (except Sundays). The living room sliding glass doors 'disappear' into the walls to open up the large covered patio making this a spectacular setting. Did I mention that you have your own private jacuzzi right on the patio???

Rental Notes
***Weekly rentals are generally considered to be Saturday through Saturday, but I will consider midweek.
Holiday weeks such as Thanksgiving, Easter, Fourth of July are higher; Please check on rates before booking.
RENTAL AGREEMENT:
1. Maximum occupancy is up to 4 adults
2. NO SMOKING ALLOWED on the premises (including the patio);
3. I will need a signed contract (supplied by me) signed by renters and scanned or mailed to within two weeks of booking. Please read before signing as it contains helpful and necessary information.
4. Check IN at the Office of Porto Bello Grand Marina upon arrival. There you will receive an informational sheet with wifi code, safe instructions, telephone numbers, and lots of other useful information; You will also be given an inventory sheet upon arrival. Please fill it in and return it to the Office by the following day.
5. You will need to show a valid credit card to the Office upon Check IN... Nothing will be charged to it unless you choose to purchase water or laundry services, or damage something in the villa.
6. NO PETS ALLOWED
7. Before you Depart you may call the Office to ask for an inspection of the premises.

Very nice condo in Marina Puerto Bello Grande
Hi----We just got back from our honeymoon in Puerta Aventures. We stayed in Jane's Condo in Puerto Bello Grande. This location was perfect. Condo is clean and the decor is nice as well. We had friends who stayed in another condo near by and it wasn't nearly as nice. You can walk to Great resturants, have lunch and watch dolphin show. They also have Manatees that are entertainning as well. This is our second time back staying at Janes Condo and we will be making this place our annual vacation spot. The other big plus is the staff that works with this condo you can see they enjoy their jobs. Always smiling and can answer any questions you will have or even set up a tour for you. One day was rainning and one of the girls in the office offered her umbrella for us to use to go to eat. So sweet Thanks again Jane

The Perfect Getaway
We just returned from a 3-night stay in Puerto Aventuras. I have nothing but great things to say. Once we located the office at Porto Bello Grand Marina II (not well marked at all), our check-in was seamless. The unit ... FABULOUS! The furnishings were very nice and the view of the boats was beautiful. The bed was firm and perfect for us. We spent our mornings and early afternoons exploring the marina. Lots of fun shops and good restaurants - we especially loved the sandwiches at Hippo's. Our afternoons were spent relaxing on the patio, enjoying the breeze, watching the activity around the boats and reading. It was an indulgence we don't generally enjoy at home! On our first day, we rented a golf cart at one of the real estate offices by the Omni. I think one of our favorite things was driving the cart throughout the community, looking at the other condos and homes. This is an amazingly beautiful and tranquil community! Although we live in a waterfront condo in Cozumel and love it, I actually commented to my husband that this is a place I could live. Jane, I can't thank you enough for providing such a beautiful place for us to find some peace and quiet for a few days. We couldn't have asked for a more perfect getaway and hope to rent from you again. I will most certainly be recommending you to friends! All our best!

What an experience! Absolutely beautiful!
Thank you so much for all your help Jane! The condo was beautiful and we love, loved the location. Right on the marina to watch the sun come up every morning. Nice having the fully equipped kitchen to make our own meals when we wanted and walk "uptown" in 5 minutes for awesome food at several of the local restaurants. Blending our own cocktails was a big $$ saver also! We will definitely be returning as this one of my absolute favorite places I have visited in Mexico. Felt very safe inside this gated little community and can't wait to come back!

Best location and Best Price
My husband ,our son and I went to stay at Puerta Aventures. We did some research and found Jane's Condo. What a Find. Its in Porto Bello Grande Marina. Love this location. You can take a short walk over and watch manatee's and dolphins swimming around while you enjoy sipping on your margarita while waiting for your fresh fish tacos. The staff at the Porto Bello Grande Marina speak english and are very accomadating. Karla ,who works in the office is wonderful and if you want any help with booking a tour she will be more than happy to help. This is our 4 th year back to Puerto Aventures and we will only stay in Jane's condo.We only need a one bedroom but I believe she has 2 bedroom as well. We will be back again Next Year For Sure :-) thanks again Jane.

Excellent stay, in all respects. Jane is a very helpful owner, who replies promptly to any question...and provides helpful suggestions. The unit is very neat & clean & attractively decorated. The only thing we missed was a teakettle. The staff at Porto Bello is excellent, and the maid and laundry service are outstanding. Restaurants are just a 5-minute walk away. Beach, towels & facilities are available from the Omni hotel (5 minute walk) for $125...with a 25% discount thereafter for purchases there (cheaper if you pay in pesos). We highly recommend the Omni's restaurant (ceviche is the best I have had anywhere). Omni prices are somewhat higher that at other Puerto Aventuras restaurants, but the quality & 25% discount compensates. Our 2nd choice for restaurants is Masimo's. The wedge salad at Cafe Ole is outstanding, though we would order something other than enchiladas & hamburguesas on our next visit (last year their Thanksgiving dinner was outstanding). We did not make it to Latitude 20 this year, but that is another good dining option. We did this stay without a car. The walk to the Chedraui for groceries is about 17 minutes each way. I suggest you bring a sturdy backpack if you plan to do this, though you can get a taxi back for about 50 pesos. Shuttle transport to/from the airport typically runs about $70. We used a taxi for returning for 730 pesos + tip. For other travel that is much cheaper, adventuresome folks can walk to the gate (7 minutes) and catch a colectivo. On return, you might enjoy a stop at Taco Paco, located between the Pemex and Subway. Not fancy and not scenic, but the fish and coconut shrimp tacos are excellent (they close at 6pm). With all that Porto Bello and Jane's have to villa offer, we can't help but return.

Great property, relaxing time, well maintained
Great location between Tulum and Playa Carmen. Lots of dining options in the area. Reasonable beach very close by. Good safe gated community. Great place to visit with kids. Pool is right outside the condo. The condo is well maintained. Has all the modern amenities you would expect. Good value for the money. Owner is very helpful, answers questions promptly and will explain area very well. Overall, a good vacation spot. Have rented several vrbo, homeaway, airbnb places before and this is one of our favorites.

Beautiful condo, Great Service, Perfect location
We just returned from 8 nights in Puerto Aventuras. We rented through Jane. Her 1 bedroom wasn't available but she found us a 2 bedroom at very good rate. Thanks Jane! The condo was really nice and had every convenience. It was a ground floor unit and we liked having the landscaped back yard just a few steps to the pool. We bought the Omni beach membership for $125 that gave us full privileges plus a 25% discount on food and drinks during our stay. We have been to the Omni many times before and the beach had suffered from erosion the last couple years, but to our surprise they have completely restored it! There are many good restaurants in the village near Porto Bello and the Omni easy walking distance - you don't need a car. We usually visit Playa Del Carmen by walking up to the entrance of PTO and flagging down a "collectivo" - they run up and down the main highway every few minutes and only cost 20 pesos each way. We definitely plan on renting a condo from Jane at Portobello Grand Marina again!

Wonderful!
We enjoyed our stay PA! It is a great location! Just a couple minutes walk to the ocean with a white sandy beach. Our favorite activities is spending the day at the beach. Relaxing reading, lunch, and great snorkeling experience! The Villa is comfortable and clean. We really like the location on the harbor, and close to the village for shopping with many different restaurants.

Wonderful relaxing vacation in beautiful Mexico
It was a beautiful Condo in a beautiful place. Very well appointed, comfortable condo with all the amenities one would need, and bottled water provided. Weather was awesome, 85 every day. Great view from the 2nd floor patio. Very well maintained facility, pleasant, friendly staff always visible taking care of the property. Lap pool was super clean, and welcome in the morning and afternoon. It was a 5 minute walk to restaurants, bars and light shopping. The beach was also a 5 minute walk. We took advantage of the day membership at the Omni Hotel for beach access and beach bar. If you want pounding discos and drinking until you drop, stay in Cancun. If you are looking for a wonderful, relaxing, laid back time out with fantastic food, drinks and entertainment 5 minutes away from your 5 star room, this is the place. We felt very safe in Puerto Aventuras and will definitely look for time to come back. Best part of this condo rental is Jane. She knows everything about the resort area and what you need to do, buy, avoid, and all the ins and outs to make your vacation seamless and easy. We highly recommend staying at this condo, you won't be sorry!

Fabulously Awesome!
Jane’s condo is beautiful! Our family of three walked in and was in awe. We thoroughly enjoyed our stay and highly recommend Jane and her condo. This was our first trip to Mexico and was a bit nervous of the unknown. Jane provided tons of helpful information prior to our arrival and kept an open line of communication for any questions we had. The trip proved to be our best vacation yet. Even our active “picky” 11-yr old daughter would agree. There were so many beautiful places to see and so many activities to do; there was something fun for each of us. Again, I was a bit nervous of how to get anywhere as we did not rent a car; or how to obtain any information on any activities we wanted to do. But I was pleasantly surprise how everything proved to be simple and seamless. I enjoyed hanging out the pool (which is so conveniently placed within steps of the condo), shopping at Playa del Carmen, tasting all the great cuisine, and watching the evening show at XCaret. My daughter enjoyed swimming with the dolphins (walking distance from the condo), snorkeling, and zip lining at Xplor. My husband enjoyed taking the tour of the Mayan ruins in Tulum, climbing the tallest ruin in Coba, and swimming in the underground rivers (cenotes). We had FUN FUN FUN!!! Jane and her condo definitely provided our family a fabulous and awesome trip!
