Residencias Reef Condominium Resort is considered one of the nicest properties in Cozumel with the longest natural sandy beach (google Residencias Reef Cozumel). Located 14 miles south of the Cozumel International Airport.
Our condominium has magnificent views of the beach, ocean and pool. (Located in Building 2/ 2nd floor).
This is my Personal vacation home-not a business. We are pleased to make it available to Respectful/Courteous guests (6 max). We have had hundreds of wonderful guests over the the past decade (many are annual repeats)!

• 2 Heated Pools with restrooms; rinse shower.
•Private/Quiet beach-50 lounge chairs (so you won't have to worry about whether one will be available like most properties and hotels.)
•24 hour gated-security (known as a safe complex. I have owned here for 14 years).
•Maid Service (Elena has been at my guests service for many years)
•Bottled Water (5 gallon dispenser in kitchen).
•Short 100 yard walk on the beach to 5 different Beach Clubs
•Pier on our beach is available for your preferred dive boat pickup .
(We do NOT have a gym or tennis courts)
•Water Sports on beach-Snorkeling; Diving; Jet Ski's; Fishing.
*Snorkeling off of our beach. The entry to the ocean contains rocky coral which makes for better snorkeling. It is shallow and swim slowly. But the best snorkeling is taking a boat to the offshore reefs.
ADVISORY: We work hard to provide a very clean home and wonderful experience for our guests. To mitigate the risk of disruption in being prepared for every guest’s arrival, we require clean/dry clothing when sitting on our indoor furniture and no smoking. THANK YOU !
Rates are inclusive of all costs other than tips for my wonderful maid; and, Victor, guest rep.
TRANSPORTATION:
From the airport: shuttle van service -arrange upon arrival; OR, Car Rental. Avis/Hertz are in the airport terminal and Thrifty/Dollar/Alamo/ are 200 yards off the airport property. There are no taxi's for Pick-up at the Airport (due to a Union rule) but Taxi’s may Take you to the airport.
Rental Cars: Do a search on a website like Travelocity to compare rates. I personally elect full insurance coverage (collision and liability)with no deductible which costs approx. $35/day.
-At our condo: TAXI's are waiting outside of our security gate at Secrets and Sunscape Hotel next door.
CONDO LOCATION: 2nd floor (out of 3 floors) in Building #2 - 35 yards to the pool and beach. Wide easy stairs to climb (NO Elevator) -security personnel are pleased to assist with your luggage (please tip them).
RESIDENCIAS REEF are privately owned condominiums located on Paradise Beach, one of the largest natural beaches in Cozumel (10 miles south of the center of town/6 miles to Chankanaab Park ). Tropical landscaped property and not a dense high rise property. Quiet but short walk to several beach clubs with restaurants & amenities for kids open until 5 pm.
We are ruled by a Homeowners Association and all guests must abide by the rules.
*MAID/GUEST REP- Victor and Elena have been with me for many years and will be your local guest hosts. Victor, will greet you at the airport with keys but local union law prohibit him from transporting you or luggage. You will either use the airport Van service or rent a car.
He will arrange for Elena to clean when you would like and can arrange for any activities and needs you may have.
FOOD
1. Huge Grocery Store called "Mega" is in town-7 miles from the condo. You will find most of the same items/brands as in U.S. at similiar prices and a complete liquor/beer/wine department.
2. 5 Beach Clubs 100 yards south. They offer lunch and snacks(Carlos & Charlies; Paradise Beach club; San Francisco Club).
3. Huge variety of terrific restaurants in town (cab or rent car)
BEDROOMS
Master bedroom has its own bath with walk-in shower; Flat screen TV; Dresser, 2 closets; nightstands and lounge chair. Terrace overlooks the beach and pool.
The 2 guest bedrooms share a bathroom with a large walk-in shower. Dressers, nightstands and lots of closet and cabinet space in bed and baths.
LIVING Area
The living area has two sofas, two large luxury rattan cushioned chairs, a cocktail table with four caster-wheel stools; 42' flat screen TV with wireless stereo sound bar; bluray DVD player and CD stereo in a large entertainment cabinet.
KITCHEN/DINING
Fully-equipped kitchen. Granite counters/mahogany cabinets. The counter has 4 handsome mahogany-crafted stools and the dining table has 6 seagrass chairs.
TERRACE
The terrace has a round 42' table with 6 chairs, chaise lounge chairs and an electric GRILL.

Additional information about rental rates
Rental Notes
Nights stayed beyond the weekly rate are charged the per night rate. The reason is that it is nearly impossible to rent partial weeks.
Refund policy: Refundable only if I can re-rent your dates at the same price or if airlines cancel due to hurricane warning.
Dates not held until deposit is received.
Maid is included (tips are not included)

Fantastic - as always
I have now seen several condo's at Residencias Reef and Marks is by FAR the best. All bedrooms are comfortable and airy with great airconditioning which we never use - just leave the windows open for a great breeze. Our family loves sitting out on the large deck and when we've had enough of the kids its great to read quietly on the deck off of the master bedroom. We had friends for dinner on this trip and Mark thoughtfully provides extra folding chairs for the patio table to comfortably seat our group. Elena and Victor do a great job of making us feel at home and are very helpful. The condo itself is spotless - except for things like spices and coffee filters that make our stay even easier. The property itself is wonderful. Great pools with just enough guests to make it fun! The beach is gorgeous and we love the scuba access off of the pier next door. This was at least our 5th or 6th trip to Mark's condo - I wouldn't stay anywhere else!! We'll be back soon!!!!
