Description
This unique property is hard to find at any price! Private cottage split between beach (gradual descent) and break wall. Enjoy the beautiful sunrises from almost every room in the house, the porch, patio or the yard. Flat lawn with space to stretch out or play and an undeveloped cove of 300 feet right next door! Along with the large L shaped dock, this is a great vacation spot for families with children of all ages! The Keuka Lake area has so much to see and do you’ll have a hard time fitting everything in! You can stay right at the cottage and play in the yard, hike the trails, swim off the dock, play on the beach, fish, sing by the campfire, and enjoy the lake views including the bluff! Or you can make a quick trip to shop at the historic Village Square of Hammondsport, visit the wineries (all around the lake), or see the many other attractions nearby.
Our home offers 4 bedrooms, bath w/ shower and maximum overnight occupancy of 8 people. 4 Bedrooms: Master bdrm: Double sleep number bed & view of lake 2nd bdrm: double bed & view of lake 3rd bdrm: bunk twin beds & view of lake Landing bdrm: double bed, note all of the other bedrooms are off this landing room
Sorry, but no pets are allowed. Please don't call and ask for an exception. The cottage has all of the amenities you'll need to enjoy your stay, inside and out! Kitchen fully stocked with microwave, oven, full size fridge, coffee maker, blender, toasters, griddle, pots & pans, bakeware, dishes & utensils! Bring your own dish towels and paper products.
Outdoors has an array of outdoor porch furniture, lawn furniture, picnic table, fire pit, BBQ propane grill, canoe & paddles. We have both a covered porch and an uncovered patio! This cottage has stairs from the parking down to the peace of the lake and the cottage.
We have off-street parking for up to 3 vehicles. This amount of parking on the same side as the cottage is a luxury on Keuka Lake. Trailer storage can replace one vehicle parking. There is additional parking along the road.

Charming & Private Waterfront Cottage
Lovely cottage on the water. The views and scenery are to die for. Perfect location for us to toll around the wineries. Ample seating inside and out. Steep stairs were a good workout. Wish we could have stayed longer!

Our vacation was marvelous! Of course it was cold a rained almost everyday, but we were very happy with the house. The kids were so funny. My great grandsons came for a day and all they did was play in the water of the stream. We had so many wet clothes. We would like to go back again next summer but probably a week later. The fishing was great off the dock and when between storms we went out in the boat and caught a few. The family thinks this is our stop looking for at lakes in NY place. We love KozCottage! Only one thing would like to suggest to you is to install a hand rail on the second set of stairs to upstairs. And for people like me maybe print out how to do mattress. I had no problems with outside stairs. If at my age of 74, two knee replacement and more, if I can do them so can anyone else. I tried to post a review of cottage for you, hope it went through. We were so pleased with everything! Five stars!

Beautiful cottage on the lake.
My boyfriend and I found this cottage on VRBO searching for a place on Keuka Lake after a short stay at Waneta Lake last fall. This cottage is perfect. Lake front, with a beautiful view of the lake from the living room, kitchen, and the master bedroom. Plenty of outdoor seating available and an amazing dock. The cottage is close to town. We spent a couple of days without even leaving the cottage. It’s so peaceful to just sit and watch the water. There’s a nice little fire pit to the side of the property. The owners have a variety of games, puzzles, and books available for use. This was the perfect getaway! We didn’t want to leave and look forward to booking again! Thank you so much!

? ? ? ? ? This cottage offers mesmerizing lake views, the swimming amazing, the doc & ladder in and out of water is awesome. Water waves sounds heard from every window, "total tranquility". Hope for a rain storm at least one day, amazing lake thrills & rainbows. A wonderful place to "regroup" with family & friends, play ol' fashioned board games, read paperback books, play cards....laugh.. Koz's cottage is in a great location, is exceptional clean and comfortable, nostalgic at best...awesome fire pit... highly recommend, must be able to manage steps....the rock wall is gorgeous...We truly enjoyed our stay... Had a great time at the Cottage.
I would like to let you know that we had a great time at the Cottage. I include a picture of me holding the largest fish that we caught a 21 3/4" Pickerel. We did catch a lot of Bass and a few Pickerel right off the dock.
Heaven on earth
Seriously, this place is heaven on earth. We have been here three times....and I hope to continue to enjoy the serenity, simplicity and quaintness of this cottage on Keuka Lake. We are regular Keuka Lake renters and have enjoyed several houses throughout the years. I love Koz's...why? The neighbors are great (only one side and very helpful).The lawn is lake level, the views are great, its very private (below the road), the fishing is amazing and the owners very accommodating. The house 'feels' like a cottage....unpretentious but has everything you need, although the addition of a dishwasher would put my review over the edge!
